Each home is professionally cleaned and closet made shelving is installed in the closets. Careful planning is done prior to construction to bring you a finished home that is well planned, practical, and beautiful. Pap-Pone builders uses top quality materials and trusted workmanship to bring you a quality custom built home. Custom built fireplaces indoor and out, flush mount flat screen televisions, custom wrought iron railings, are just a few custom features Pap-Pone is happy to provide. Pap-Pone is know for his excellent quality work with personal attention to detail that everyone should expect when building their custom home. Currently building on your lot or ours in Peters Twp., South Park, Jefferson Hills, and Cecil, Pap-Pone will build anywhere within a 15 mile radius of the Peters Twp model home.
 
Pap-Pone Builders Standard Specifications
Footers - 10" x 24" with (3) 5/8" rebar rods.
Foundation - 13 courses of 10" block grouted below grade. FHA treated sill with metal anchor straps 3 foot on center.
Radon - Vent installed below basement slab through framing to roof.
Footer Drain and Downspouts - 4" drain pipe in stone bed around perimeter to a runoff pipe and into sump hole in rear yard. Downspouts to storm sewer.
Basement Concrete Slab - 4" concrete over 3" of stone to insulate floor, R#9 insulation above grade.
Waterproofing - 3/8" parging plus one coat of asphalt, houseguard waterproofing system, french drains with 2B limestone plus foamboard below grade.
Main Beam - Steel posts and/or steel beams 12" x 26lb supported in middle.
Floor Joists - Advanced tech engineered I joist system 11 5/8" 16" on center or equal.
Plywood Floors - 3/4" tongue & groove plywood glued and nailed.
Exterior Walls - 2" x 4" SPF 16" on center 1" foamboard exterior sheathing with plywood corners. R18 insulating factor in exterior walls.
First Floor - 9' ceilings, 2" x 4" interior framing 16" on center.
Second Floor - 8' ceilings, 2" x 4" interior walls 16" on center and R18 exterior wall insulation. 
Plates - Single bottom double top exterior and all interior load bearing walls.
Headers - Two 2" x 10" SPF with 7/16" OSB between.
Roof System - Stick built 8" ceiling joists and 10" rafters 16" on center.
Roof Sheathing - 7/16" OSB
Face Boards - 2" x 6" SPF
Roof Shingles - 25 year 240 lb. 30 lb. felt.
Soffit/Facia/Gutters/Flashing - 50% vented aluminum soffit, facia, aluminum gutters and flashing.
Windows - Pella Proline double hung tilt with vinyl wood interior or equal.
Exterior Doors - Steel insulated doors.
Roof Vent System - Continuous ridge vent system.
Insulation - Walls R18, ceiling R38, ceiling over garage R30, basement walls R10, exposed metal ductwork R4.3, basement at grade R9.
Drywall - 1/2" glued, screwed, taped, and spackled, 5/8" fireboard in garage area.
Trim - 3 1/4" colonial paint grade baseboard, finger joint.
Interior Doors - 6 panel masonite, 3 hinges per door, jams paint grade. hardware is Leverlocks.
Painting - Walls drywall, primer and 2 coats of flat latex, trim, primer and 2 coats of semi-gloss.
Plumbing - Water lines are copper 3/4" supply and 1/2" feed lines, schedule 40 PVC drain lines, double bowl kitchen sink, Moen faucets, 75 gallon
electric or gas water heater, 5' fiberglass 1 piece tub, floor drains in basement and garage, outside faucets, and inspections.
Outside Utilities - Gas, water, electric, and sewer tap ins included.
Heating - High efficiency gas fridgidare furnace 92% direct vent with add on 4 ton A/C 120 BTU
Electric Fixtures - 200 amp service, 40 circuit breaker box, fixtures, door chimes, basement and attic porcelain sockets, fan/light combination,
(3) phone jacks, (3) cable jacks, smoke detectors, GFCI circuits, garage door outlets, dryer vent, range hood to code & inspection.
Appliances - Range and dishwasher, microwave, and disposal.
Cabinets and vanities - Hardwood cabinets with formica tops and cultured marble for baths.
Flooring - Hardwood, ceramics, stainmaster carpeting allowances.
Exterior Finish - Brick front and vinyl siding.
Excavation Inclusions - Digging of foundation, trenching for footers, backfilling of home, and final grading.
